I am looking for a 3 inch frame which can accommodate DYS BE1104 motors its mounting holes are 9mm M2.
Only frames I could find in banggood that explitly says 1104 motors compatible are Realacc Martian IV 3 Inch 140mm and Lisam LS-130 130mm
Any other better options?

Some info on the end goal,
I am not building a race or acro quad. My aim is to build a quad with AUW under 250gm and fly it using 18650 2s pack made using Sony VTC6 to get longer flight times. I already have above motors, so want to try with that first.

I have seen the thrust test of DYS BE1104 motors. With single motor, Gemfan 3025BN 2 blade props and 2s lipo it can produce 172g thrust at 9A.
So I believe combined all 4 motors will produce around 688g thrust. 
Assuming 50% throttle produce around 300g thrust (from all 4 motors) at 5A, I could get my quad with AUW under 250gm with 18650 2s in air?

Per specs of Sony VTC6 18650s, it can do continuous discharge at 15A and max 20A if temp below 80C.

Check out the Airblade UAV Intrepid V2. It comes in a 3" variant with 9mm motor spacing if I recall. Although to be honest, I'd think 3" might be a bit heavy for 11XX motors. Perfect for 2" I'd think like the Driblet or the Eclair also from Airblade UAV or the Massive Droner I think it's called by Catalyst Machineworks.

And yes, I am currently using these 1104 motors on my 2 inch and they fly great. 

But, when converting lipo to li-ion there is an additional weight of 50gm. The 2 inch prop don't have enough thrust for that extra weight.
Moreover, the amp draw also will become more than 15A with extra weight trying to pull using 2 inch.

That's the reason, I thought of reusing the all the parts from 2 inch on a new 3 inch frame which can run 3 inch props.

My EMAX Tinyhawk Freestyle has 1103 motors and Avan Rush 2.5 inch props which work great. It might not be the fastest quad on the block, but it is powerful. Also, I have a toothpick running 8.5x20mm brushed motors with Avan Mini 3024, 3 inch, props. Both of these props are 3-blade and have good performance although I have not done specific timings nor tests. It is interesting that the 8520 brushed motors seem to handle these props just fine.

Hopefully the Armattan Tadpole will be released soon, that looks tailor-made for 1104's or 1106's.

Note on props and motors. The 2.5 inch (65mm) seem to work fine on 11xx motors. My Tinyhawk Freestyle has 1103 motors with the 2.5 inch props which work just fine. So, the 1104 and 1106 will likely handle the 3 inch prop. Also consider that all props are not equal. Different brands, different pitch, and bi-blade vs tri-blade all make a difference. On my Freestyle, the tri-blade Avan props are pretty aggressive, so I have switched to HQ 65mm bi-blade props.  If you get a frame to accommodate a 3 inch prop, you could try either size. That is my plan for a 3 inch quad. Post what you end up with.

For a 3 inch BNF, the Armattan Tadpole (see ProppedCodger post above) looks pretty good. All of the parts look good in the video, but will have to see what it ends up with when it becomes available. I will wait to see before making a decision to build myself or just buy a ready to fly quad.

Can confirm Emax 1106 spin 3024 Avans nicely.   Pretty cool that such a small motor can use such a variance in prop diameter 2.5" - 3".

Oh by the way @iFly4rotors, I'm simply interested in the frame.  If it only comes BNF someone else can have mine.

Yes. Since the 1103's spin a 2.5, I figured that even an 1104 would likely handle a 3" prop. 

The EMAX Tinyhawk Freestyle (BNF) is my first brushless quad. All of my other quads are brushed motor "tiny whoops" and toothpicks. In contemplating getting into the brushless arena (whoop or open prop and build or buy), the Freestyle became available, all of the reviews were very good, and I just couldn't beat the value ($109 including shipping), so I pulled the trigger and bought one. For me, it is a really sweet little quad and I don't regret the move. I am having just too much fun with it when I can get to the field. When at home, I still fly my whoops indoors and in our small yard.

Although I will likely build a 2.5 inch from scratch, I am moving to the 3 inch form factor. I have always planned to build one and never considered a 3 inch BNF until I watched the video on the Armattan Tadpole. That said, all components would need to be parts I would use if building it ...and be a really super value for me to buy it...and...I will still build a 3 inch when I figure out exactly what I want to build. 

Do you have a 3 inch build? If so, would be interested in seeing what you have.

I have a Cygnet3 and an over-priced piece of garbage going by the name "CineBee" running right now.  Caddx Turtle V2 lasted less than 10 minutes on it.  Prelim'ing numerous craft (from Micro Aliens and Mini AR wings to another Cygnet3 Pro with RC Hybrid on 1306's and at least one 7" quad soon...) but living out of boxes and bags witing to move into what'll be home right now.  Don't have many pictures of my piles of parts but these are the two I have flying.

Yes, the links are fine. 
What is your opinion of the two frames, the iFlight and the GepRC ? These are both contenders for my 3 inch build.
I also like the looks of the Micro Aliens and the Airblade Intrepid V2 (all in 3 inch format).
I will likely stay with 11xx motors since I don't need break neck speed; just good easy flying. 
Currently, getting my build options together and flying whoops and Tinyhawk Freestyle.

Am a bad person to ask about iFlight as I'll never spend another penny on anything branded thus.  Them and Caddx have no idea how to support their product, that's my experience. 

GEPRC makes great, high-quality stuff. CX3 is my 3" platform until I find something better.  Dual 20mm mounting is a lot of options but 9mm motor mounts on the regular Cygnet3 (as apposed to 12mm on the Pro) is somewhat limiting but the stock 1206 motors are very nice, TigerMotor quality.  9 minutes flight times no problem on 750mAh 4S. One of the reasons I keep it props out is because it flies so damned smooth.  It's a 5" quad in a 3" package, I'm a hack but the whole setup really clicks.  I'd recommend GEPRC to anyone.  They sell a really nice little 20mm F7 stack too.  Can't wait for my box to come from China someday.  NEVER opt for free shipping because you spend a fortune with any of these companies and think they'll send it in a timely manner, can only blame myself...  Itching to try the little Phantom that's coming too, going to try to learn some more acro while I still have a reflex or two.

The Micro Alien is a beautiful little kit albeit overpriced like all ImpulsRC stuff imho but you can't criticize the quality.  Will likely put some 1306's and Avans on one and take it from there.

Anyway, if you're looking for a 3" cruising/freestyle camera quad you'd do well to at least try a Cygnet3.

I already attempted this with dys 1104 7000kv, gemfan 3025 and a DIY 2s 18650 2500mah pack.
AUW 200gm. I got around 10 min flight time.
Next I am planning for 1106 4500kv (emax) with same setup. I am hoping that would easily give me 20min of flight time.
